Background
134 owner-occupied Local Authority houses, which were built in the early 1970s, needed complete refurbishment. This refurbishment was done in two phases while tenants occupied and remained in their homes. Phase 2 of the project was completed 11 months ahead of time without a single accident recorded.

Description of Works
External doors & windows were replaced with nordic pine units with French doors fitted to all porches. Chimneys had new flue-liners & chimney caps fitted and were re plastered.
Further works comprised of the complete upgrading and modernisation of all kitchens, mechanical & electrical systems, sanitary ware, tiling, internal joinery, internal & external décor, insulation of cavity walls & attics so as to comply with current building regulations.
All floor finishes were replaced with laminated flooring and carpets. All bathrooms were tiled as were all kitchen floors and walls.
Gas central heating was installed both upstairs and downstairs. Insulation was pumped into all cavities in order to upgrade the houses to current regulations.
All front gardens were excavated in order to install the gas pipes which were reinstated upon completion. The debris was removed from both front and rear gardens, sprayed and rotavated and reseeded.
The construction of new recreational areas, car parking facilities, landscaping of gardens & public areas combined with all site works completed another successful project in ahead of programme.
